General Information Mahalaxmi Properties & Ventures (“we,” “our,” or “the Company”) is engaged in property consultancy, real estate marketing, buying, selling, leasing, and investment advisory services. These Terms govern your use of our services, whether online, by phone, or in person. 2. Services Offered We provide the following services: Property buying, selling, and renting assistance Project promotion and marketing for developers Investment advisory and real estate consulting Site visits and property verifications All services are subject to change, modification, or discontinuation without prior notice.
Property Listings and Information
While we strive to ensure that property details, pricing, and availability are accurate and up to date, Mahalaxmi Properties & Ventures does not warrant or guarantee the completeness, accuracy, or reliability of any property information displayed. All information is provided “as is” and may be subject to verification by the buyer or lessee.
Brokerage and Service Charges
Brokerage or consultancy fees are applicable as per mutual agreement before initiation of any deal. Residential resale or rental: Typically 1% of transaction value or one month’s rent (as applicable). Commercial deals: As per mutual terms agreed in writing. Fees once paid are non-refundable unless otherwise specified in writing. 5. Client Responsibilities Clients are responsible for: Providing accurate personal and property information Conducting their own due diligence before finalizing any transaction Adhering to all legal and regulatory requirements related to property transactions Mahalaxmi Properties & Ventures shall not be held liable for any misrepresentation or default by a third party.
Site Visits and Documentation
All property visits are scheduled appointments. Clients must: Respect property owner privacy Avoid recording or photographing properties without consent Ensure all documentation provided is authentic and current 7. Limitation of Liability Mahalaxmi Properties & Ventures acts solely as an intermediary between buyers, sellers, and developers. We are not responsible for: Delays in possession, construction, or registration by builders Legal disputes or title issues related to any property Financial losses due to market fluctuations or third-party actions Our liability is limited to the amount of brokerage/service fees paid by the client.
Payments and Refunds
All payments must be made in favor of Mahalaxmi Properties & Ventures via approved channels (bank transfer, cheque, UPI, etc.). Refunds, if applicable, are processed only as per agreed terms and within a reasonable period. Dispute Resolution Any dispute or claim arising out of or in connection with these Terms shall be subject to the jurisdiction of the courts in [Insert City, e.g., Mumbai, Maharashtra], India. Both parties agree to first attempt amicable resolution before seeking legal recourse. Amendments Mahalaxmi Properties & Ventures reserves the right to amend or update these Terms at any time. Updated versions will be posted on our website or provided upon request.
